We are in the expansion part of the real estate cycle.  Prices continue to rise.   Prices  continue to arise until a recession collapses prices or other shock stabilizes prices.  In 1998, the Russian Debt crisis stabilized prices, and prices did not fall until the 2001 dot com bust/recession.
